A move-up home is your second (or third) home — the one you buy after you've built some equity and your life has grown beyond your starter. For most of my clients, that means:

1. Westlake

Price Range: $400K–$750K+ | Known For: Top-rated schools, walkability, community feel

Westlake consistently ranks as one of the best places to live in Northeast Ohio — and for good reason. The Westlake City School District is one of the strongest in Cuyahoga County, making it a magnet for families who prioritize education. You'll find a mix of newer construction, beautifully updated colonials, and spacious ranch-style homes on generous lots.

Westlake also has a thriving commercial corridor along Detroit Road and Crocker Park — a lifestyle center with shops, restaurants, and entertainment — so you're never far from everything you need. The commute into Cleveland is easy via I-90.

Best for: Families who want strong schools, suburban convenience, and a true community feel.


2. Bay Village

Price Range: $400K–$700K+ | Known For: Lake Erie access, tight-knit community, excellent schools

Bay Village is special. It has the feel of a small town — everybody knows everybody — but with lakefront access, beautiful parks (including Huntington Beach), and a school district that parents rave about. Bay Village City Schools consistently earn high marks for academics and extracurriculars.

The Avon Lake City School District is highly regarded, and the community offers a blend of newer construction and established neighborhoods. Avon has been one of the fastest-growing cities in Ohio over the past 15 years. The Avon Local School District is excellent, and the community has invested heavily in parks, recreation, and infrastructure. You get significantly more home for your dollar here compared to some of the closer-in suburbs.

New construction neighborhoods throughout Avon offer modern layouts with large kitchens, bonus rooms, and three-car garages — features that move-up buyers love. French Creek Reservation offers beautiful outdoor space right in town.

5. Rocky River

Price Range: $450K–$800K+ | Known For: Walkable, charming, close-in, top schools

Rocky River is one of the most beloved communities on the West Side — and one of the most competitive markets. Its combination of walkable downtown (with great restaurants and shops), Rocky River Reservation, and the Rocky River City School District makes it highly desirable for families.

Homes here have real character — think brick Tudors, stately colonials, and craftsman bungalows, many of them beautifully renovated. Rocky River is closer to Cleveland than most West Side suburbs, making it ideal for families with downtown commutes.

Lakewood is the most urban of the West Side communities — dense, walkable, diverse, and vibrant. Price Range: $350K–$550K | A solid, established community with affordable move-up options and easy access to the airport and I-480. North Olmsted City Schools are well-regarded and the community has strong neighborhood pride.

Fairview Park

Price Range: $375K–$575K | A hidden gem between Lakewood and Rocky River. Fairview Park offers excellent schools, well-kept neighborhoods, and a strong sense of community — at a price point that offers real value compared to its neighbors.


The Move-Up Process: What You Need to Know

Making a move-up purchase is more complex than your first home — because you're likely selling and buying at the same time. Here's what I tell every move-up family:

1. Know your equity. Before you start shopping, get a current home valuation. You need to know what you'll net from your sale to understand your down payment and buying power.

2. Get pre-approved early. In this market, homes in the $400K–$800K range move fast — especially in Bay Village, Rocky River, and Westlake. Being pre-approved (not just pre-qualified) is essential.
